Where the day ends in gold
Villa Cascade sits on its own private hillside plot on Millionaire’s Mile in Kamala, with nothing in front of it but the open Andaman Sea. Every evening the sun sets straight ahead of the villa, and the whole house turns toward it.
Completed in 2022 and designed by an architect, the villa layers down the hillside in stone, teak and glass. Gardens, water and light run through every level. It is a private estate, not part of a resort, and for the length of your stay it belongs to your group alone, with a chef and villa team on hand from breakfast to the last drink.

How many guests can stay at Villa Cascade?
Villa Cascade sleeps 10 guests in 5 ensuite suites. The spa room can be set up as a 6th bedroom for up to 12 guests, with an additional charge for the 2 extra guests. For smaller groups, a 3-bedroom option for up to 6 guests is available.
Do all the bedrooms have a sea view?
Yes. All 5 suites are on the upper floor and all face the Andaman Sea, each with a private balcony, a walk-in closet and an ensuite bathroom with a bathtub and rain shower.
Are the guest bedrooms the same size?
Yes. The 4 guest suites are the same spacious size, and each can be set up with a super king bed or 2 single beds. The master suite has a fixed king bed, a lounge and its own deck.
What is included in a stay?
Every stay includes a private chef, villa manager and concierge, housekeeping and service staff, daily breakfast preparation, in-villa dining service and a one-way VIP airport transfer on arrival. Food and drinks purchased for guests are charged at cost plus 20%.

For the full 5-bedroom villa, public rates run from USD 2,000 per night in low season to USD 5,500 per night over Christmas and New Year, with minimum stays of 3 to 10 nights. All rates are subject to 7% VAT and 10% service charge, totaling 17.7%.
Is Villa Cascade new?
Yes. The villa was completed in 2022 and designed by an architect, with smart-home lighting, motorised curtains and a high-quality sound system throughout.
Does the villa have a gym and spa?
Yes. There is a glass-walled indoor gym, an outdoor gym, a spa treatment room for in-villa massage and a steam room.
Is the villa private?
Yes. Villa Cascade is a standalone private estate, not part of a resort. During your stay the whole property is reserved for your group.

Kamala Beach is about 10 minutes by car, Patong about 20 minutes and Phuket International Airport about 45 minutes.
What are the check-in and check-out times?

How do I book and what deposits apply?

Terms & conditions
Before you book
Arrival & departure
Check-in from 2:00 PM, check-out by 12:00 noon, unless agreed otherwise. Early arrival and late departure depend on availability.
Security deposit
USD 2,000 for nightly stays and USD 3,000 for monthly stays, payable on arrival or by bank transfer. Usually returned on the departure date.
Payment
A 50% payment is required within 2 days to secure the villa, with the balance due 30 days before arrival. Full payment details are provided with your rental agreement.
Cancellation
31 days or more before arrival: the 50% non-refundable deposit is forfeited. Within 30 days: the full rental amount is forfeited.
Security deposit
A security deposit of USD 2,000 for nightly stays, or USD 3,000 for monthly stays, is payable on arrival or by bank transfer. It covers the cost of any damage or breakages to the property or its contents during the rental period, and is usually returned on the departure date.
Payment methods
Payment is by bank transfer or credit card. A 4% fee applies to credit card payments.
Registered guests
Only the guests named in the rental agreement may stay at the villa.
Food & beverage
All food and beverage items purchased on behalf of guests are charged at cost plus 20%.
Events
Events with more than 15 guests need prior written consent from the villa owner.
Staff hours
Staff hours are daily from 8:00 AM to 10:00 PM. If you would like the team to stay on after 10:00 PM, an overtime charge of THB 300 per staff member per hour applies.
Smoking
Villa Cascade is non-smoking indoors. Guests are welcome to smoke outdoors, and the team will provide ashtrays. A THB 10,000 ozone-treatment fee is charged if guests smoke inside the villa.
Linen & towels
Linen and towels are provided at the villa and are changed every 3 days, or as needed.
Utilities
The villa cannot be held liable for interruptions to the water, electricity or internet supply, but will make every effort to have any such problems solved quickly.
Force majeure
The villa is not responsible for any delay, additional expense or inconvenience caused by events outside its control, such as severe weather or natural events.
Conduct & behaviour
Guests are expected to behave appropriately while staying at the villa. Unlawful activity of any kind is prohibited, and inappropriate behaviour may lead to removal from the villa without refund.
Due care & supervision
The guest who signs the rental agreement is responsible for the safety of all guests. Children must be supervised by an adult at all times, especially near the pool and terraces.
